For a cash purchase in Dubai, you need the property price, purchase fees, any initial work and money left to cover ownership costs. In the worked example below, an AED 900,000 property requires an AED 995,100 cash budget including a reserve. That is about £207,313 at an illustrative £1 = AED 4.80, before currency-transfer fees. These are planning assumptions, not a property offer or a live exchange rate.
The amount you need depends on the particular property and how you pay for it. A mortgage changes the cash required at completion; an off-plan payment schedule changes when payments fall due. Neither makes the other costs disappear.
What is the minimum investment in Dubai property?
A useful minimum is the complete budget for a property you have actually checked. There is no single advertised starting price that establishes what you can buy, whether it can be rented, or whether it meets a separate residency route. A low-priced listing needs the same checks on ownership, condition and charges as a more expensive one.
If you are deciding between property and other routes, review the main investment types in Dubai. This article focuses on the cash needed to acquire and hold property.
A worked Dubai property budget
This example assumes a completed property, a cash buyer and no major renovation. The price, broker fee, furnishing and reserve are chosen inputs. Replace them with written figures for your transaction.
| Budget item | AED | How to use the figure |
|---|---|---|
| Property price | 900,000 | Example purchase price; not a claim about current availability. |
| Sale-registration fee allocated to buyer | 36,000 | Assumes the contract allocates the full 4% to the buyer. Check the agreed split. |
| Registration trustee | 4,200 | AED 4,000 plus 5% VAT for this sale-value band. |
| Brokerage | 18,900 | Assumed 2% fee plus 5% VAT; obtain the actual written quote. |
| Other transaction charges | 1,000 | Illustrative allowance for applicable title, map and administrative items; reconcile with the trustee quote. |
| Furnishing and initial work | 15,000 | Assumption for this example, not a standard charge. |
| Cash reserve kept after completion | 20,000 | Illustrative reserve; size it against the building charges, repairs and rent-free period. |
| Total cash budget | 995,100 | Includes the reserve; excludes finance costs, personal tax and currency-transfer fees. |
Fee check, 7 September 2026: Dubai Land Department’s sale-registration service lists 2% for the seller and 2% for the buyer, plus applicable title, map and other charges. Its trustee fee is AED 4,000 plus VAT where the sale value is at least AED 500,000. The example assumes the buyer bears the full 4% registration charge under the contract; do not automatically apply that allocation to every purchase.
The AED 20,000 reserve is cash retained for later costs. It is not a fee paid to the seller or proof that one year of expenses is covered. Avoid counting the same service-charge payment both as a completion payment and again within your remaining reserve.
How much is that in pounds?
Divide the dirham amount by the number of dirhams your provider will deliver for one pound. Use the quote available when each payment is due, including the provider’s margin and transfer charges.
| Assumed exchange rate | GBP needed for AED 995,100 |
|---|---|
| £1 = AED 4.50 | £221,133 |
| £1 = AED 4.80 | £207,313 |
| £1 = AED 5.10 | £195,118 |
For staged payments, calculate each instalment separately. A budget that works at reservation can become more expensive in pounds if sterling weakens before completion. Keep your purchase budget separate from money needed for your household in the UK.
Which ongoing costs need a reserve?
- Service charges: check the project, use and year in the DLD Service Charge Index, then request the unit’s actual statement and any outstanding amounts.
- Maintenance and insurance: obtain quotes appropriate to the unit, its condition and your responsibilities.
- Letting and management: confirm what each fee includes, whether VAT is included and whether renewals or repairs cost extra.
- Vacancy: plan for a period without rent while charges and, if applicable, mortgage payments continue.
Ask which utilities or cooling charges remain payable when the property is empty. A single percentage of the purchase price will not describe every building’s running costs.
Cash purchase, mortgage or off-plan payments?
With a cash purchase, plan around completion and the reserve remaining afterwards. If you intend to borrow, obtain a lender assessment for your residency, income and chosen property before relying on a deposit figure. Add the quoted valuation, arrangement, registration, insurance and repayment costs.
For off-plan property, map the reservation payment, construction instalments and handover balance against your expected funds in pounds. Include the possibility that rent starts later than planned. Confirm any conditions affecting assignment or resale before assuming you can exit before handover.
Does a higher budget mean a better investment?
No price band automatically delivers better tenants, stronger demand or an easier resale. Compare the exact building and unit with relevant completed transactions, achievable rent and costs. Our guide to what drives Dubai property prices explains the checks that matter beyond the asking price.
Work through the investment risk-and-return guide before choosing a property because it fits a headline budget.
Keep residency and relocation costs separate
Buying property does not itself issue a residence visa. If residency is part of your plan, check the applicable official residency requirements and application costs separately. For a move from the UK, add housing during arrival, insurance, schooling where relevant and moving costs to your relocation plan.
Before you set a final budget
- Choose a property and confirm its ownership details and condition.
- Request an itemised completion statement and agree who pays each fee.
- Obtain the current service-charge statement and management quotes.
- Calculate the pounds required using a current transfer quote.
- Check that cash remains available after completion if rent is delayed or a repair is needed.
Frequently asked questions
Is the deposit the full amount I need?
No. Add the outstanding purchase balance, your share of transaction costs, initial work and an operating reserve. If you borrow, use the lender’s approved terms rather than a generic deposit percentage.
Is adding 6–8% always enough?
No. A percentage estimate can miss furnishing, borrowing costs, a larger reserve or an unusual fee allocation. Build the budget line by line and obtain quotes.
Are the pound amounts live prices?
No. The currency table uses explicitly assumed rates to show how the same dirham payment changes in pounds. Request a current quote before transferring money.
Does the cheapest property offer the lowest risk?
No. Check condition, recurring charges, evidence of rental demand and likely resale buyers. An affordable purchase can still be expensive to hold.
